Okay, so I had the inspections on Monday and all went well. There were some minor issues for the main inspections and the termite one was perfect. Alex, the main inspector suggested I get a video sewer line inspection done. The seller's agent was going on that it's not necessary because it's all new and copper from the house to the street. Well, in the big house that we sold last year, we always were plagued with roots in the pipes. So, I decided it would be worth the 300 bucks to have a baseline on these brand new copper pipes. So I get it done today, and guess what, the copper pipes were for the water main. The sewer pipes are not copper, but cast iron and clay. They are also ready to explode and leak raw sewage under the house. It's going to cost 10,000 dollars to fix it. We are going to tell the sellers they have to fix it or no deal. I don't know if they knew about this and didn't disclose it or if it's a surprise to them as well. I don't care. I am not buying the house unless they pay for this. I love that house, but I am so relieved that I decided to play it safe and get ALL the inspections done. The seller's agent was standing right next to me when the inspector told us the news, so now if they say they won't fix it, they have to disclose it to anyone who is buying the house. I am keeping my fingers crossed they agree to fix it. |
